The Mary Street Flip
Back in June I was presented with an amazing opportunity by the gentlemen who own Miskwabi Homes , two well known Durham Region Realtors, Brent Foley and Jimmy Rochford, to assist with the design choices of an older home they had purchased for resale. Of course there was no hesitation on my part given my passion for all things home design and decor related, it felt like a dream come true!
When I first visited this home I felt like I was stepping back in time. Here sat this big solid home that had been frozen in time, think Brady Bunch House! If you have not been following me on this journey, here are a few real estate photos from just three short months ago.
Structurally this house was solid as a rock, the layout was great aside from the wall between the kitchen and the living room and the basement needed to be reconfigured.
Watching this house be transformed with ideas and design choices I was involved with, was nothing short of amazing. The hardwork by the entire team is commendable and what they accomplished in just three short months is remarkable! Aside from everything I was responsible for, this house has brand new HVAC, brand new electrical and brand new plumbing from the street into the house. It’s truly like a brand new home!
Let me take you through this beauty room by room and I will share my sources for flooring, lighting, etc as we go along.
We only used two interior paint colours are they are both by Behr and are “Limousine Leather” and “Cotton Ball”, my favourite white and my favourite black. The front door is a craftsman style door by Masonite from Home Depot. The garage door was purchased and installed by a local company called Rivett Architectural Hardware. I highly recommend them to anyone in my area looking for a garage door. The exterior light is also from Home Depot and compliments the clear glass sidelights beautifully.
The entryway tile is a definite show stopper and was also used in both bathrooms and came from Anatolia Tile in Vaughan, Ontario. (Please visit the store for more detail). This tile is a showstopper! It flows through the large entryway into the new laundry room/office combo. This porcelain tile, in my opinion, is one of the best parts of this home.
The light fixture in the entryway came from Costco online, a great place to shop for affordable lighting, All of the lighting in this house is black and I love the pops of brass on this fixture and the price was amazing too!
Moving into the laundry/office combo. This room is so light and bright with new built in front loaders, custom cabinetry, quartz countertops and a large laundry sink. If you work from home this room also affords a large office space with a separate entry if needed, or a perfect quiet place for the kids to do their homework. The light fixture here (and in the second and third bedrooms) are from Home Depot and are energy efficient with built in LED bulbs so you never have to replace them!
Heading to the basement you’ll find top of the line Luxury Vinyl Plank Flooring (SPC Flooring, 6.5mm Cork back Colour #5504) throughout the spacious rec room, bedroom and brand new bathroom. The rec room has a wet bar with quartz countertop, large sink and wine fridge, the perfect place to enjoy family movie nights or entertain.
Let’s move along to the main floor and look at these gorgeous Canadian made engineered hardwood floors (Brand Surfaces “Whispering Oak”). As soon as I started planning the design picks for this house I knew I wanted to go with light flooring and when I saw this particular sample, it was love at first sight. They flow beautifully with the monochrome vibe in this home.
The fireplace was built to replicate my own fireplace, so simple, framed and drywalled, painted black and the Aged Oak wooden mantle is from Wayfair! Isn’t it perfect? This and the lighting create the perfect rustic vibe making you want to curl up and never leave. The dining room chandelier and the kitchen pendants are from the Briarwood Collection at Home Depot Canada.
The custom kitchen, especially the black island with the built in wine rack and brand new stainless steel appliances is perfect for family get togethers. And how about the subway tiles with the black grout? Classic!
The kitchens were not sourced by me, I provided a general design scheme and the contractor took care of it. I was beyond thrilled on install day, especially with the island. The kitchen is so spacious, I still can’t believe it’s the same house.
Moving to the uptairs where there is a full bath with a double vanity, it’s truly one of my favourite bathrooms ever. I love the large subway tiles in the shower, the black fixtures, black ceiling and the gorgeous light fixtures, it’s exactly what I had in mind, from top to bottom. The vanity lights are simple and affordable from Home Depot Canada.
The upstairs hallways is light and bright with the bleached oak flooring and white walls. The light fixture, from Wayfair adds the perfect pop of colour and flows nicely with the black doors.
The master bedroom has a beautiful feature wall with my favourite peel and stick wallpaper from Roommates Decor. This pattern is one of my faves and is called “Water Colour Floral” in black. This room has double closets with black doors and Schlage Custom Interior Door hardware, making the wallpaper pop. The black light fixture is also from Wayfair, purchased on a flash sale, it’s the perfect finishing touch in this room.
Bedroom number two and three both also boast accent walls with more peel and stick wallpaper from Roommates. Peek and stick wallpaper is an easy and affordable way to bring some texture into a room, especially in a home that is being renovated to sell. *Sponsored
All of the interior door hardware is from the Schlage Custom Interior line, quite similar to what we have in our own home. I LOVE the black on black and upgrading door hardware is a definite selling feature, especially in this home.
The outside was painted with a paint sprayer, including the stone work. The new portico in the front is my most favourite part of this entire renovation. It upped the curb appeal big time!
Some simple new landscaping and a repaved driveway completed the look of 944 Mary Street, lovingly referred to as the “Mary Street Flip”.
This was such a fun project to work on. It’s amazing how attached you can become to a house that isn’t even yours, in three short months. This was a true labour of love and I hope that whoever buys her, loves her as much as we all do!
